Please find attached the Painting Subcontract Agreement for the project at 280 Hummingbird Boulevard, Tarneit.
This email is issued to clearly set out and confirm the Scope of Works.
By accepting this subcontract, you confirm that you fully understand, have allowed for, and have priced all items listed below, without exception. The attached subcontract agreement governs in full. This email forms part of the contract documents and is provided to remove any ambiguity.
CONFIRMED SCOPE OF WORKS (NO EXCLUSIONS)
General
- Supply all labour, materials, equipment, protection, supervision, touch-ups, and return visits required to achieve 100% completion of painting works
- Works include everything necessary to deliver a complete, compliant, defect-free finish, whether or not specifically itemised
- All costs associated with the scope below are deemed included in your price
Paint Products
- Paint brand: Dulux only
- No substitutions without prior written approval
- All materials to be new, unopened, and applied strictly in accordance with manufacturer specifications
Areas & Finishes
- Ceilings: Flat White – three (3) coats (undercoat, base coat, topcoat)
- Walls: Low Sheen – three (3) coats (undercoat, base coat, topcoat)
- Architraves, doors, jambs & skirting: All time Primed and finished with two (2) coats High Gloss
- Main entry door: Stained finish, colour and finish as approved
Surface Preparation
- Full surface preparation including sanding, patching, and correction of defects
- Gap filling to all works, including skirting, architraves, door frames, and junctions
- No paint to be applied over defective or inadequately prepared surfaces
Protection & Masking
- Full protection of all floors, windows, appliances, fixtures, fittings, and hardware
- Taping and sheeting of all appliances and hardware included
- Any damage caused by you or your workers to be rectified at your cost
Cleaning & Finish Quality
- Cleaning of all paint spots, marks, or overspray
- Final finish to be uniform and free from runs, sags, roller marks, brush marks, blemishes, or overspray
- Site to be left clean and ready for handover
Touch-Ups & Return Visits
- Completion of all touch-ups prior to handover, as directed
- Return visit(s) to rectify paint damage caused by other trades prior to handover
- No additional payment will be made for touch-ups or return visits
ACKNOWLEDGEMENT REQUIRED
Please reply to this email with the following statement:
“I confirm that I have read, understood, and allowed for all items in the attached Painting Subcontract Agreement and the scope of works set out in this email. I confirm there are no exclusions or additional costs.”
No works will be scheduled until this written confirmation is received.
If you have any questions or require clarification, these must be raised in writing prior to acceptance.
Commencement of works will be taken as full acceptance of the scope and contract terms.
