Install handrails to both exterior staircases (front & rear of house – currently no rails).
Install handrail to the interior staircase (missing).
Add an extra rail to the back patio/balcony, as the existing balustrade is below the required safety height.
Add additional handrails to the landscaped back steps and upper-driveway side steps, as recommended in the building report.
Cap off the main-bathroom shower taps so the shower cannot be used until a future renovation (temporary plumbing fix).
Fit covers to all missing or cracked light-switch and power-point plates.
Install window safety locks on every window more than 2 metres above ground level.
Repair the back-balcony door lock – the middle knob lock currently doesn’t engage; ensure it locks securely.
Check and tighten any loose fittings such as stair treads, cupboard hinges, or door handles noted during inspection.
Verify smoke alarms are installed, functional and in-date (replace battery if needed).
Basic tidy-up before tenant viewings: sweep and clear balconies, stairs and driveway; remove cobwebs; wipe outdoor light fittings.
